My landlords usually raise the rent in May. They are small business owners as well and I’m waiting for the other shoe to drop as they are probably not doing too well although I think they’d probably prefer keeping paying tenants than to try and price people out. Where I live, we are required to have liability insurance and have to show proof when we renew our drivers licenses. I hope you cleaned your place really well when you left so you get your deposit refunded. I usually work on site but have been home on FMLA. My annual review is tomorrow via phone so maybe I will find out what the future holds. Take care and stay safe.
