I agree. Too many variables. Too many rules. No way can your average Joe sort it all out. It's for the pros. Hope the OP goes for a pro. She will get confused if she asks theses kinds of questions on a public forum, or even asks her family and friends. Her head will spin! It's confusing enough. One can read something on the Internet, and will at least have an idea of what questions to ask.
